How to Turn Your Business Roof Into a Long-Term Income: Commercial Solar Systems

-

Business owners are always looking for smart ways to get more out of the property they hold. The roofs of warehouses, logistics centres, shopping centres and industrial buildings can all go from empty space to a productive generating unit. Installing a commercial solar system lets a business earn an additional income for decades, while keeping the environment green and supporting Israel’s energy targets.

What makes commercial solar systems different?

Unlike residential systems, which are capped at 22.5 kW, commercial systems are designed for far larger areas and can generate substantial amounts of energy. The electricity produced is fed straight into the grid and sold to the electric company at a tariff fixed in advance under a 25-year agreement. In effect the business creates a stable, secure income for itself without any impact on day-to-day operations.

The clear financial advantages of a commercial solar system:

  • A guaranteed tariff for 25 years: the agreement with the electric company gives you full certainty over future income. At Rotem Energy we know the tariffs the electric company commits to inside out, and we have seen over the years that it lowers them periodically. A few years ago it paid around ILS 2 per kWh produced; today, in September 2025, it pays roughly half a shekel – still a very worthwhile rate. The tariff you sign at is fixed and cannot fall for the whole period.
  • The urban premium: business properties in certain cities qualify for a tariff supplement that raises the return significantly. Among them are Kfar Yona, Netanya, Herzliya and Tel Aviv. If you have a shop, a warehouse, a commercial complex, a building or any other property in one of the eligible cities, the deal is better still.
  • Fast payback: usually five to seven years, depending on the size and location of the system. That fast payback is precisely why so many business owners are looking at solar. A business can invest its money in plenty of ways – an income-producing property, an office, shares – but a five to seven year payback combined with a commitment from the electric company to buy the surplus is why business owners want to build as many commercial solar systems as they can.
  • Financing: because the state encourages solar construction and green energy, banks generally offer a high percentage of financing. That means the income from the system can service the repayments in the early years, and once the financing is repaid you are left with a highly worthwhile passive income for many years.

Value beyond the profit

Moving to clean generation positions the business as innovative and environmentally responsible. It fits the global shift towards ESG principles and improves how the company is seen by clients, partners and investors.

Clear environmental benefits:

  • A substantial cut in greenhouse gas emissions.
  • Less air pollution in urban areas – cleaner air for our children.
  • Less strain on the national grid, which means fewer faults.
  • A stronger local generation network (distributed energy), and progress towards the 2030 target.
